LOCATION: The ranch is located 32 miles east of Loop 410 in San Antonio, Texas being 9 miles north of Floresville, Texas off FM 539 or 5 miles south of Sutherland Springs, Texas off FM 539 to CR 305 and 1 mile west on CR 305
TOPOGRAPHY: The topography is rolling to level with mainly sandhills covered with large oaks and other native trees and plants.

IMPROVEMENTS: The improvements include a 12" cased Carrizo irrigation well drilled in 1984 that produces 2000 gallons per minute. The well is approximately 600 feet deep and the pump is set at 240 feet and the water rises to 178 feet. The diesel engine that powers the pump is almost new with 474 hours. The engine is a 8.3 Cummins diesel.
FENCING: The south side has a new high deer fence and the east, west, and north fences are good barb wire fences. The rance is divided into 1-100 acres native pasture and 2 coastal pastures of 97 acres.
