Location:  The location is located in Zavala County being situated about 8.4 miles north, 667 degrees west of Crystal City, Texas with approximately .8 of a mile frontage on FM 1668.

Topography: The elevation ranges from flat land with deep soils to bottom land along Turkey Creek with bull mesquites that canvas a wide variety of vegetation to accommodate outstanding deer, turkey, quail, and hog population.  The southeast protion of the ranch has an elevated rocky ridge with a good view of the entire ranch.  A small pond is located on Turkey Creek tht is an important watering hole for all wildlife.  With professional engineering a new owner would be able to establish a large lake on Turkey Creek or many small ponds since the creek transverses from north to south throughout the center of the property.

Improvements: A relatively new highfence has been completed along the complete northern portion of the ranch which connects with an older high fence that is in place along the complete eastern portion of the ranch out to FM 1668.  It would be advantageous for a new owner to complete a high fence along the southern and western boundaries to complete a system of high fence enabling for outstanding deer management.  At the headquarters and from the entrance off of FM 1668, three phase electricity is in existence for benefit of a new dwelling.  The old headquarters house is in bad repair and would not be worth rebuilding.  There is an existing water well at this location equipped with electric pump for livestock, wildlife, and hosehold use.  The water is not used for human drinking consumption.  A good set of pipe coral pens are in place at the headquarters along with two small cabins used by hunters.

Wildlife: The owner states that under normal rainfall, turky, deer, and quail hunting is outstanding.  Numerous 130 to 140 class bucks were harvested in 2008.  At the present time this area of Texas is in a severe drought.  The grass cover and browse vegetation is in outstanding condition considering no rainfall.  The range has been rested without livestock for the last three years.

Minerals:  The ranch has oil production in place at this time and the minerals are negotialbe.
